Most sheds in Northern Virginia fall into one of two categories: the ones homeowners built themselves in the 1990s and have been meaning to take down for years, and the ones that came with the house and nobody really wanted. Either way, getting rid of a shed is more involved than it looks from the outside — and pricing varies significantly based on size, materials, and what's underneath.

What Drives the Cost Up

The size-based prices above apply to standard wood or metal sheds with dirt, gravel, or wood-plank floors and no utility connections. Several factors can push the price above the base rate:

Contents Inside the Shed

If the shed still has items inside — tools, lawn equipment, paint cans, old furniture — those need to go too. We price the contents as a separate load on top of the demo price. A shed full of junk can add $99–$399 depending on volume. The easiest way to reduce your total cost is to empty the shed before we arrive.

Concrete Foundation or Slab

This is the single biggest cost variable in shed removal. See the dedicated section below — concrete adds significantly to the price and requires an on-site assessment before we can commit to a number.

Brick or Cinder Block Construction

Standard wood and metal sheds are straightforward. Brick or cinder block structures are not — they require different tools, more time, and heavier disposal loads. If your shed is masonry construction, we'll need to assess it in person before pricing.

Utility Connections

Electric lines, water lines, or gas lines running to the shed must be disconnected before demolition begins. This is not our job — it requires a licensed electrician or plumber. We won't touch a shed with active utility connections. Disconnection typically costs $75–$200 depending on the complexity.

Access Limitations

Most Northern Virginia sheds are in backyards with gate access. If the gate is too narrow for debris to pass through, or if there's no side yard access at all, we carry everything around the front of the house. This adds time and may add a small access surcharge for very long carries.

Concrete Slabs — The Big Variable

A significant portion of Northern Virginia sheds sit on concrete slabs — either poured foundations or pre-cast pads. This changes the job entirely.

Breaking up and hauling a concrete slab adds $300 to $800 or more to the total cost, depending on:

  • Slab thickness — a 3-inch decorative pad versus a 6-inch structural foundation are very different jobs
  • Slab size — same footprint as the shed, or does it extend beyond?
  • Reinforcement — is there rebar inside the concrete?
  • Access for equipment — can a jackhammer be used, or is it hand-tool only?

⚠️ If your shed has a concrete foundation, we cannot give you an accurate price over the phone or by text. We need to see it first. Text us photos of the slab edges and we'll give you a realistic range before committing to an on-site visit.

If you don't want the slab removed — just the shed structure — that's a separate conversation. Some homeowners leave the slab in place and use it as a patio base or for a new structure. We can demo just the shed and leave the slab, which keeps the cost at the standard size-based rate.

What to Do Before Demo Day

A little preparation goes a long way — both for keeping your cost down and making the job go smoothly:

  • Empty the shed completely. Everything inside adds to the load, which adds to the price. This is the single most effective way to reduce your total bill.
  • Disconnect utilities. If your shed has electric, water, or gas connections, have a licensed electrician or plumber disconnect them before we arrive. We cannot start demo with active lines.
  • Clear a path. Make sure there's a clear route from the shed to the street or driveway — gate unlocked, pathway clear of furniture or landscaping obstacles.
  • Notify your HOA. If you're in an HOA community, a quick heads-up is good practice. Most Northern Virginia HOAs don't require formal approval for shed removal, but some have notification requirements.
  • Mark any underground utilities. If you're not sure where underground lines run, call 811 (Virginia's "Call Before You Dig" service) before we start any foundation work.

Do You Need a Permit?

In most Northern Virginia jurisdictions, no permit is required to demolish a small residential shed. However, the rules vary:

  • Fairfax County: No permit required for demolishing an accessory structure under 256 sq ft with no utility connections. Larger structures or those with electric/plumbing may require a permit.
  • Arlington County: Generally no permit for shed demo, but check with the county if your shed has utility connections.
  • Alexandria City: Permit may be required for demolition of any permanent structure. Confirm with the city's permit office before scheduling.
  • Loudoun County: No permit typically required for small shed removal.

Shed Demolition in Herndon, VA

Herndon's townhouse communities — McNair Farms, Countryside, Cascades — typically have smaller sheds (6x8 or 8x10) in tight backyard spaces. Gate access can be narrow in some communities, but we work around it. Most Herndon shed jobs are done in under two hours.

Shed Demolition in Reston, VA

Reston's older homes from the 1970s and 1980s often have larger sheds with wood-plank floors. These are generally straightforward. The cluster home communities can have shared fence lines, so we're careful about property boundaries during demo.

Shed Demolition in Fairfax, VA

Fairfax has the most variety — from small vinyl sheds in Fair Lakes townhouse yards to large wood structures in Burke and Fairfax Station colonials. The larger Fairfax sheds are some of our most common 10x12 and 12x16 jobs. Concrete slabs are common in the older neighborhoods.
