DIY vs Hiring a Pro — The Real Math

Some homeowners consider tackling a basement cleanout themselves. Here's what that actually involves:

  • Truck rental: $100–$200 per half day. Most basements need multiple trips.
  • Transfer station fees: Fairfax County I-66 charges $90/ton. A full basement runs 1–3 tons — $90–$270 in disposal alone.
  • Special disposal: Fridges need certified freon recovery. Mattresses have per-item fees. Electronics need e-waste processing. These can't go in a standard load.
  • Stairs: Carrying heavy appliances and furniture up basement stairs is physically dangerous without proper equipment. Injuries happen.
  • Time: A moderately packed basement takes most people a full weekend minimum.

For a full basement — truck rental $150 + disposal $200+ + your weekend vs our quoted price of $549–$849, done in one day. Most people find the decision easy.

Hazardous Materials in Basements — What to Do

Almost every basement cleanout turns up hazardous materials. We can't take them — but here's exactly where they go:

Liquid Paint (Most Common)

We take dried/hardened paint — that's regular junk. Liquid paint must go to Fairfax County HHW drop-off at I-66 — free for residents. Call (703) 324-5230 for hours.

Pesticides & Chemicals

Old herbicides, pesticides, pool chemicals, and solvents go to Fairfax County HHW — same location, free for residents. Set these aside before we arrive.

Propane Tanks

Full or partially full propane tanks can't go in our trailer. Home Depot, Lowe's, and Blue Rhino exchange locations accept old tanks. Completely empty tanks — text us a photo and we'll confirm.

Asbestos (Pre-1980 Homes)

Older homes may have asbestos in insulation, floor tiles, or ceiling tiles. If you suspect asbestos, do not disturb it. Get a licensed inspector before any removal work. We do not remove asbestos — this requires a certified abatement contractor.

⚠️ Set aside any suspected hazardous materials before we arrive. We'll identify what needs special handling and tell you exactly where it goes.

What Happens to Your Items After Removal

We're transparent about where everything goes:

  • Donation: Items in good condition — furniture, appliances, tools, sporting goods — go to Habitat for Humanity ReStore in Herndon or Fairfax, or Salvation Army.
  • Scrap metal: Metal appliances and equipment go to Potomac Metals in Sterling, VA for recycling — keeping material out of the landfill.
  • Electronics: TVs, computers, and electronics go to EPA-certified e-waste recyclers — never the landfill.
  • General waste: Everything else goes to the Fairfax County I-66 Transfer Station — licensed, legal disposal.

✅ We never dump illegally. Every item is handled through a certified disposal chain. If you want specific items donated or handled a certain way, tell us before we start.

"Our basement had been a disaster for years — furniture from two moves, holiday stuff, old appliances. Matt came out same day and cleared everything in a few hours. Carried it all up the stairs without complaint. Price was fair and exactly what he quoted. Highly recommend."

Common Questions

Yes, we prefer you or someone you trust to be present — at least at the start — so you can point out what goes and what stays. Once we know the scope, we can often finish while you step away.

That's very common. We'll go through items with you before loading anything. We don't throw away anything you haven't confirmed. If you're on the fence about something, we set it aside and come back to it.

We can't take hazardous materials — paint, chemicals, pesticides, propane tanks. But we'll tell you exactly where to drop them off. Many Northern Virginia jurisdictions have free hazardous waste drop-off days.

Most basement cleanouts run $299–$699 depending on volume. Text us 2–3 photos and we can usually give you a firm quote in minutes — before you commit to anything.

Yes. We sweep the basement or attic floor before we leave — loose nails, drywall dust, debris, all of it. In HOA communities like McNair Farms, Countryside, and Reston's cluster neighborhoods where walkthrough inspections happen quickly, this matters. You won't be fielding a violation notice because we left a mess.

We re-quote on the spot before loading anything extra. You approve the new price before we proceed — we never add charges after the fact. The most common surprise is a packed storage room or closet that wasn't visible in the photos. If you think there might be more than you're showing us, text a few extra photos or let us do a free on-site assessment before booking. No surprises on the invoice.

A standard basement or attic cleanout in Northern Virginia takes 1–3 hours depending on volume and how packed it is. Spaces with large appliances, gym equipment, or decades of boxes run closer to the 3-hour end. We give you a realistic time estimate when we quote so you can plan your day.

No sorting required. Just point to what goes and we load it. If you're unsure about certain items — furniture in decent condition, tools, sporting equipment — we can set them aside while we work so you can decide at the end. Nothing gets loaded without your confirmation.

Yes. Items in good condition — furniture, appliances, tools, sporting goods — go to Habitat for Humanity ReStore, Salvation Army, or similar local charities before anything goes to the landfill. Fairfax County disposal fees apply to what actually ends up at the transfer station, so donating first keeps your cost down and keeps usable items out of the waste stream.

Basement & Attic Cleanout Pricing

We price by truck space — how much of the trailer your items fill. No hourly rates. The price you're quoted is the price you pay.

Basement & Attic Cleanout Across Northern Virginia

We serve all of Northern Virginia, DC, and Maryland. Here's what basement and attic cleanouts typically look like across Northern Virginia:

Herndon, VA

Herndon townhouses in McNair Farms and Countryside often have finished basements that have become full storage units. Tight stairwells are no problem — we carry everything up and out, no extra charge for standard stairs.

Reston, VA

Reston's 1960s homes have basements and attics packed since original construction. Lake Anne and South Lakes cluster homes often have items that haven't moved in 30 years. These are among our heaviest basement jobs.

Fairfax, VA

Fairfax County colonials — Burke, Fairfax Station, Kings Park West — have large basements that accumulate decades of items. Full basement clearouts in these homes often run 4/8 to full trailer. Same-day available throughout Fairfax County.

McLean, VA

McLean homes have larger basements and attic spaces — home gym equipment, wine storage, heavy furniture, multiple generations of belongings. These are some of our largest basement jobs. Estate clearouts when homes change hands are also common.

Great Falls, VA

Great Falls properties have large basements and attics that can rival a full apartment in square footage. Excellent access and large volumes — full trailer jobs are common. Same-day available for most Great Falls basement cleanouts.

Vienna, VA

Vienna ranches often have unfinished basements filled with decades of accumulated items. Holiday decorations, old furniture, tools, and boxes from multiple moves. Same-day available for most Vienna basement jobs.

Arlington, VA

Arlington condo storage units and basement storage rooms are common basement cleanout jobs. Building elevator coordination required for large items. We work with building management and follow all building rules.

Alexandria, VA

Old Town Alexandria's historic homes have narrow basement staircases — we navigate these carefully. Del Ray row houses similar. Potomac Yard condos have storage units accessible by elevator. Text us photos of the access before booking.
