💲 Quick answer: Realtors, property managers and landlords get 10% off our standard trailer pricing — a full trailer is $675 instead of $750. We provide a certificate of insurance — $2M general liability plus umbrella, workers’ compensation and commercial auto — naming your company as additional insured on request, a W-9, and emailed invoices by property address. Same-day when you call by noon.
Agents and property managers don’t need a junk removal company once — they need one they can call again and again without worrying about it. Ahmet and his team show up when they say, quote one firm price from photos, carry everything out without damaging walls or floors, and leave the space broom-swept. You get photos, an invoice and a property that’s ready for the next step.
Most listings stall on the same things: a garage nobody has emptied, a basement full of old furniture, or an inherited house with a lifetime of belongings still inside. We clear it fast, donate what can be reused, and leave the house ready for the photographer, the stager or the buyer’s walkthrough.
Garages, basements and spare rooms cleared so the house photographs and shows well.
Whole-house cleanouts for heirs and executors, often coordinated from out of state.
Same-day when you call by noon, so a late surprise doesn’t move the closing.
Lockbox access, no one needs to be there — before-and-after photos sent when we finish.
Every day a unit sits with a former tenant’s leftovers in it is a day it can’t be repaired, shown or rented. We clear move-out leftovers, eviction leftovers and abandoned storage, on a one-time basis or on a recurring schedule across your portfolio.
Leftover furniture, mattresses and trash cleared so the unit is ready for maintenance and showings.
Scheduled after Virginia’s 24-hour retrieval window — everything left behind, removed in one visit.
Weekly, every two weeks or monthly for rental portfolios, apartment communities and HOAs.
Abandoned items in storage cages, basements, parking areas and dumpster corrals.
Property management companies usually need the same things before a vendor can set foot on a property. We have them ready:
In Virginia, after the sheriff executes a writ of eviction, the home is treated as a storage area for the tenant’s belongings for 24 hours, and the tenant must be given reasonable access to retrieve them. Once that window has passed, what’s left is the landlord’s to dispose of. We schedule eviction cleanouts after the 24-hour window and remove everything in one visit. The court process and required notices are the landlord’s or attorney’s responsibility — we don’t give legal advice, we handle the removal.
