How to Prepare for a Junk Removal Appointment

A little preparation before your junk removal appointment can make a significant difference — both in how smoothly the job goes and how much you pay. Here's exactly what to do before the crew arrives.

1. Do a Final Sort Before We Arrive

Walk through the space and make three mental categories: keep, donate/sell, and remove. Anything you want to keep should be clearly separated and out of the way — move it to a different room if possible. Anything you're unsure about should be set aside, not left mixed in with the junk pile.

This matters because once items are loaded onto the truck, retrieval is difficult and usually not possible. Five minutes of sorting saves a lot of regret.

2. Identify and Set Aside Hazardous Materials

Junk removal companies cannot legally haul certain items. Find and set these aside before we arrive:

  • Paint cans (latex or oil-based)
  • Motor oil, gasoline, or other petroleum products
  • Propane tanks (even empty ones)
  • Pesticides, herbicides, or cleaning chemicals
  • Asbestos-containing materials (common in older homes)
  • Large quantities of batteries

For hazardous materials, contact your county's household hazardous waste program. Fairfax County, Arlington, and Montgomery County all run free drop-off events several times a year.

3. Clear a Path

Make sure there's a clear path from where the items are to the truck. Move cars out of the driveway, open gates, and if items are coming through the house, clear the hallway. The faster the crew can move, the less time it takes — and if you're paying partly by labor hour, that matters.

4. Stage Items Near the Exit if Possible

If you can physically move smaller items to the garage, driveway, or front of the space before we arrive, do it. Items already staged near the exit can reduce job time by 30–40% on smaller loads. This is the single most effective thing you can do to keep costs down.

5. Note Special Items Upfront

Tell us before the appointment if you have any of these:

  • Refrigerators, freezers, or air conditioners (refrigerant disposal fee)
  • Mattresses (recycling fee)
  • TVs or large electronics (e-waste fee)
  • Tires (disposal fee per tire)
  • A piano or safe (heavy item, may need special equipment)

6. Be Present or Arrange Access

You don't have to be present for the entire job, but someone should be available to confirm what goes and what stays — especially at the start of the job. If you can't be there, leave clear written instructions and designate a trusted person to be on-site.

7. Take Photos Before We Start

This is optional, but for large jobs like estate cleanouts or garage cleanouts, taking before photos is useful for your own records — especially if the property is being sold or transferred.

Special Situations: What to Know

If You're Preparing for an Estate Cleanout

Estate cleanouts have additional considerations. Before we arrive, walk through the property and document — with photos or video — the general state of each room. This protects you if there are any disputes later about what was in the property. Also, set aside any items with potential significant value for appraisal before the cleanout begins. Once an estate cleanout starts, it moves quickly.

If You're in an HOA Community

Check your HOA rules about truck parking and working hours before scheduling. Most Fairfax County and Loudoun County HOAs restrict commercial vehicle parking on residential streets. Let us know when you book and we'll plan accordingly — parking on the main road and carrying items to the truck if needed.

If You Have a Condo or Apartment

Contact your building management to reserve elevator access before scheduling. Many buildings in Arlington, Reston, and DC require advance notice for freight elevator use, and some have specific windows (weekday mornings, for example). A 30-minute heads-up to building management before the crew arrives is not enough — reserve this at least 24-48 hours in advance.

If You're Preparing for a Home Sale

Coordinate with your real estate agent before scheduling junk removal. Agents sometimes want to walk the property before items are removed to identify anything that should stay for staging. A quick conversation with your agent saves potential misunderstandings about what gets hauled away.
