Do You Need a Permit?
No. A standard garage cleanout in Fairfax County does not require any permit — from the county or from your HOA. Permits are only required for structural work like demolishing a shed, removing a deck, or any construction activity.
Junk removal is considered a service, not a construction activity. You don't need to file anything with Fairfax County, and you don't need written HOA approval to have your garage cleaned out. That said, some HOAs have rules about working hours, truck parking, and noise — which is what the rest of this guide covers.
General HOA Rules in Fairfax County
Most Fairfax County HOAs follow similar rules. Here's what's standard across the majority of managed communities in the county:
- Working hours: 8am to 5pm or 6pm on weekdays. Many communities restrict work on Sundays entirely. Saturday is usually allowed but check your specific community.
- Noise: Junk removal is relatively quiet — no power tools, no demolition. Most HOAs have no issue with this.
- Staging on common areas: Not allowed in any HOA we've worked in. We load directly from your garage into the truck — we never pile items on shared grass, sidewalks, or common parking areas.
- Dumpsters: Many Fairfax HOAs prohibit dumpsters on driveways or private roads — more on this below.
Rules by Community
Every HOA is different. Here's what we know about some of the larger Fairfax County communities:
Burke Centre
Weekday work allowed 8am–5pm. Trucks permitted on streets. No staging on common areas. No dumpsters on community property.
Kingstowne
Working hours 8am–6pm weekdays. Large trucks allowed on main roads. Some private courts have width restrictions.
Fair Lakes
Standard daytime hours. Truck access generally good — wide roads throughout. No special restrictions reported.
South Run
8am–5pm weekdays. Some cul-de-sacs have tight turning radius — we carry items to the street when needed.
Lake Braddock
Standard rules. Good truck access on main roads. Some townhouse sections have shared driveways — confirm before booking.
Kings Park West
Older community, wider lots. Fewer restrictions than newer developments. Trucks generally have good access.
Greenbriar
Mix of single-family and townhouse sections. Townhouse areas have tighter access — we carry items to the street.
Centreville / Chantilly Communities
Newer developments with wider roads. Generally easy truck access. Standard daytime working hours apply.

Truck Access & Parking
This is the most common issue we encounter in Fairfax County HOA communities. Here's how we handle different situations:
Standard single-family homes
No issue. We park in your driveway or on the street in front of your home and load directly. This covers the majority of Fairfax County HOA properties.
Townhouse communities
Townhouse courts often have limited space. We park on the nearest public street and carry items from your garage to the truck. There's no extra charge for this — it's standard for townhouse jobs.
Private roads and cul-de-sacs
Some HOAs have private roads where large trucks aren't permitted. We park at the community entrance or nearest public road and carry items from there. We'll let you know before arrival if this applies to your address.
Gated communities
If your community has a gate, you'll need to add us to the visitor list or be available to let us in. Let us know when you book and we'll coordinate.
What to Tell Your HOA
In most cases, you don't need to tell your HOA anything — junk removal is a routine service, not a construction project. But if your community has an active architectural review board or strict rules, here's what to say if asked:
- "I'm having a junk removal company come to clean out my garage."
- "They'll be working between [time] and [time] on [date]."
- "No structural work — they're just removing items from my property."
- "They'll park on the street and load directly into the truck."
